Energy Performance Certificates...

With the abolishment of Hips came the introduction of compulsory Energy Performance Certificates (EPC), bringing the UK in line with EU legislation.

An Energy Performance Certificate is now required by law for the sale and let of domestic properties. This is a requirement which will need to be commissioned but not necessarily received before marketing can commence.  Energy Performance Certificates are generated by a trained Domestic Energy Assessor, (who are members of an accredited scheme run by the government).

Our Domestic Energy Assessor will visit your property and carry out a series of checks. The appointment will last about an hour depending on size and type of property. The checks carried out will measure the energy efficiency of your property. This is accomplished using a specifically designed piece of software where all information concerning your property is uploaded by the assessor and calculated.

The assessor will then issue a certificate to us, showing the ‘energy rating' for the property (The 'A' to 'G' ratings are very similar to those on fridges and washing machines, 'A ' is very efficient, 'G 'is not very efficient) along with an Environmental Impact Rating, which gives an indication of the property's carbon-dioxide emissions. This will then be available for all potential buyers and tenants to see on the marketing material.

The EPC will also provide some guidance on how the energy efficiency of the property could be improved (Cavity insulation, change light bulbs to low efficiency, install double glazing etc.)
